Americana Development embraced this challenging task by utilizing consultants to appraise the value of the existing property, validate existing construction in place, compare to current codes, update traffic and sound studies. We also began work with the city to re-apply for entitlements within local guidelines.

More importantly than the technical issues, we undertook a significant effort to re-imagine the entire project to lift the design standards to a very high luxury level. Each unit and building was designed from scratch and tightly coordinated with our market study firm to address each element of the features and design. The entire main clubhouse and grounds were designed under the new paradigm. New site building and features were added to ensure the success of the project. Once completed, the project increased the unit count, was able to justify the highest rents in the region, and easily attracted multiple funding sources.
