OUR STORY

Dan Carter and Ron Badraun each have more than 30 years of diversified work in the construction and project development industry. They began working together in 1998 at a 14-acre private estate in Coto De Caza, CA. The property had an 11,000 SF main residence with an 8-car garage/service quarters, a 900 SF game room, and a small lake cabana.

Ron was acting as the general contractor and Dan was brought in as a Design-Build contractor for the artificial rockwork, quarter-acre lake, and numerous water features. The primary site element was a 2,200 SF swimming pool with a 20-foot-high retaining wall, two levels of cave passages, a fog machine covering the pool and filling the caves, a 1,000 GPM waterfall, an 80-foot long underground tube slide with fiber optic lighting, and the primary feature, being a beached two-story pirate ship in the pool.

Due to the creative nature of the site project, they began a collaborative effort between them to assure a successful outcome of this challenging project.

Custom Home at Coto de Caza, California

Prescott Lakes, Arizona

Coming out of this project, they worked together to develop an active senior community in the upscale master-planned development of Prescott Lakes in Prescott, AZ. The project was a 175,000 SF building with 125 residences and included community gathering and activity spaces.

As part of this effort, they developed project plans, coordinated with city officials for zoning changes on two properties, allocation of water rights adjustments, zoning variances, and acquired all entitlements and permitting. The project also entailed obtaining HUD funding which was successfully completed in the prescribed timeframe. Once entitlements and funding were in place, an investor group was brought in and the project was built. Ron Badraun provided all construction services and oversaw the property management of the building. Approximately two years after completion, the project was sold at a significant profit.

Prescott Lakes, Arizona

Sedona West Resort

Later, the development firm that successfully completed the Prescott Lakes project approached Ron Badraun to join their team to manage the initial design and entitlement process for an ambitious effort to develop a series of four high-profile master-planned projects in Sedona, AZ. Ron reached out to Dan and over the next few years, extensive development plans were produced.

The city of Sedona was fully engaged to approve the overall concept of Phase 1 of the project.

The Sedona West Resort – a 44-acre parcel with four primary elements encompassing 11.5 acres with 210 hotel rooms, an 800-person conference center, 3,000 fixed seats Amphitheatre, 8.8 acres commercial site with eight buildings totaling 70,000 SF, a subterranean garage, and an 8-acre Wellness Sanctuary with 68,457 SF of buildings. Ultimately, the entitlements for the initial 44-acre site were negotiated and approved with the City of Sedona.

With years of experience in every aspect of the development process, Dan Carter and Ron Badraun have demonstrated the necessary skillsets to execute residential multi-unit development at the highest standards. 

Copper Ridge Senior Living

After this effort, Dan and Ron have provided fully developed projects at two other sites. The first was the Copper Ridge Senior Living project in Fountain Hills, AZ. This high-end comprehensive senior living facility with 256-units including 144 Independent Living units, 80 Assisted Living Units, and a 32-bed rehab facility.

The project was fully developed with all entitlements in place. After this project, they developed the Mariposa Active Senior complex in the upscale community of Menifee, CA. This project required the complete development of a 230-unit high-end senior apartment complex with entitlements.

Other development efforts have included custom homes in Riverside, CA, and concept planning for a 250-unit Sierra Ridge comprehensive senior living complex in Santa Clarita, CA.
